Carefree's median home was built in 1988 (US Census ACS), and many sit on and around Black Mountain. DRR traces water through houses of every age and layout, dries to IICRC S500, records each reading for your insurance carrier and can carry the job through repairs.
Water damage restoration for Carefree's established desert homes
K.T. Palmer and Tom Darlington founded Carefree in the mid-1950s, and architect Gerry Jones built its first home, the DeMille house on Bloody Basin Road. The town incorporated in 1984. Roughly one in five homes was built in the 1970s and more than one in five in the 1980s (US Census ACS). In a house that age, plumbing may have been repaired or partly replaced over the years, so we confirm the true source of a leak before opening any walls.

Why Carefree homes take on water
Hard water and scale
Carefree Water Company's 2025 report puts hardness at about 14 to 16 grains per gallon and notes that it can cause scale deposits on plumbing fixtures. The same scale collects in water heaters and valves, so older ones deserve a closer look.
Monsoon runoff and washes
Stormwater in Carefree runs into the town's natural washes, which eventually drain into the Cave Creek Wash. During a monsoon storm, water moving down a sloped lot can get under doors, through roof penetrations or into a garage.
Homes on sloped lots
Many Carefree homes sit on and around Black Mountain. On a sloped lot, water from a leak or a storm can follow the grade inside the house, so we check lower rooms and slab edges below the obvious wet spot.
1970s and 1980s plumbing
About four in ten Carefree homes were built in the 1970s or 1980s. Original supply lines, water heaters and shutoff valves in homes of that age are worth having inspected before one of them fails.
Attached homes
About one in eight Carefree homes is single-family attached. When water crosses a shared wall, we record where it started and where it went, so each owner's carrier works from the same facts.
Irrigation and pool equipment
Irrigation lines, hose bibs and pool equipment close to the house can leak against a foundation or into a garage. A damp baseboard on an outside wall is often the first sign.

Assessment & Documentation
Moisture mapping with pin and pinless meters and thermal imaging across every affected area. The source of the loss is identified and photographed before work begins.
Water Extraction
Standing water is extracted and the water is categorized under IICRC S500 — clean supply line, gray, or contaminated — because the category drives both the work and your carrier's coverage review.
Structural Drying
Dehumidifiers and air movers are placed for the loss class, with moisture readings logged daily. Equipment stays until materials reach dry standard, not on a fixed timer.
Documentation & Reconstruction
Adjuster-ready file with readings, equipment logs and photos. Repairs and rebuild under one contractor, AZ ROC #349012.

FAQ
Water damage restoration Carefree — FAQ
Is Carefree's water hard enough to cause problems?
The Carefree Water Company reports about 14 to 16 grains per gallon (240–270 ppm) and says it can cause scale deposits on plumbing fixtures. If your water heater or valves are original to a 1970s or '80s home, have them checked.
Part of my house is built into the hillside. How do you find hidden water?
We follow the water with moisture meters and thermal imaging along slabs, stem walls and lower rooms, and photograph and record each reading. That way only the materials that are actually wet get removed.
Storm water came in through the garage. What should I do?
Move stored items off the floor, keep the door between the garage and the house closed, and photograph the water line before cleaning up. Then call us; we'll check whether water reached the house and dry both spaces.
Do you work with my insurance company?
Yes. DRR has worked claims with State Farm, Farmers, Allstate, USAA, Liberty Mutual, American Family and others across the Phoenix metro. We document the loss the way adjusters need it and can work directly with your adjuster.
Can you rebuild once everything is dry?
Yes. DRR is a licensed Arizona contractor (AZ ROC #349012), so drywall, flooring, cabinets and paint can be handled by the same contractor that dried your home.
